If, you've decided to make some improvements to your property, but don't fancy doing the work yourself? Here are some tips to finding the right tradesman for the job...

We've all heard the horror stories of building projects that over-run by weeks and even months or end up costing significantly more than the original competitive price given. But just how do you find a builder that isn't going to end up costing you thousands or give you high blood pressure!
It starts with doing your homework. Ask your neighbours who they would recommend, approach people who you notice have had similar work done, or pop into your local DIY store or Builders Merchant to see if they have a list of known and recommended builders.

Before asking for quotations, decide exactly what you want the tradesman to do. Prepare a list of what is required and be as specific as possible.

Draw up a contract for the project to set out exactly what is expected and by when; simple contracts can be downloaded from the internet. The contract should include the precise requirements of the work to be done: the price, the payment terms, working hours, insurance and guarantees and how to resolve disputes, if they arise. No reputable builder will have a problem with such an agreement, it shows you are approaching the project professionally and increases the chance of a successful outcome for all.

Depending on your level of involvement, you are likely to be spending a lot of time with your chosen builder; make sure it's someone you feel comfortable with.

The basis of any successful project is good communication. As the project progresses ensure you feedback any issues or variations required promptly. Once complete, if appropriate, don't forget a pat on the back for work well done! Any testimonials you provide help both your builder secure new work and reassurance to others planning something similar.

Say goodbye to beige...

Remember when flock wallpaper was all the rage in the 1970's? Well, it's not just 'Life on Mars' that's heralding a renaissance of this era.
