Budget Special: What news for homeowners?

Across the UK, homeowners were hoping that Alistair Darling would deliver a property-friendly budget earlier this month. Bringing much needed relief to a tough housing and mortgage market. But despite calls, from many experts, for a range of measure to boost the market; such as increasing stamp duty
thresholds to help struggling first time buyers. Little emerged to give cause for celebration.

Here's a brief summary of some the measures introduced:

1. Stamp duty and shared ownership. With immediate effect, stamp duty will not be required on shared ownership properties until buyers own 80% of the equity in their home. Qualifying key workers will only need to borrow 50% of the purchase price rather than the 75% previously.

2. Long term fixed mortgages. The government wants to encourage more 10, 15 and 25 year mortgages and announced a range of consultations to identify ways of achieving long term fixed rate mortgages.

3. Eco friendly homes. An extra £26bn was announced for funding greener homes. With new measures being introduced next year.

Selling in a tougher market

As the housing market cools, it's natural to assume that adjusting your price expectations is the only way to sell your property. Despite growing numbers of properties languishing on some Estate Agents books, there are still
encouraging signs that sellers can achieve prices comparable with the boom.

So how is it done? Here are some considerations for selling in a tougher market:

1. You do need to get your pricing right. No, we're not advocating that you sell below market price. But half the battle in today's market is attracting interested buyers. Work with your Estate Agent to assess local market conditions and ensure your price is going to attract interest and encourage buyers to compete.

2. Take a long hard look at the condition of your property. If the front door needs a lick of paint, or the garden needs tidying up to improve your 'curb appeal' take action now.

3. Sometimes completing those DIY jobs may not be a good idea. In a tough housing market, buyers are attracted to properties where they can see a return on their investment. If your home has the potential for a loft conversion or extension, consider getting planning permission to make it more saleable.

4. Make your property sparkle. Freshen the carpets, polish the floors, replace broken and damaged floor tiles and don't underestimate the value of a fresh coat of white paint!

Spring is in the air!

After the howling gales, floods and short dark days of winter, it's a joy to finally see the budding of flowers and blossoming of trees. The bursting of colour within our gardens is a sure sign that Spring is on its way, heralding the time to get outside and ensure your property passes the 'curb appeal' test.

Traditionally a buoyant time of year for marketing a property, you need to take action now to ensure your garden plays its part in selling your home:

1. Clear the winter debris from your lawn. When the grass is no longer sopping wet, rake your lawn to remove dead growth, stray twigs and leaves and bring much welcomed light and air to the soil.

2. Re-seed bare lawns. Scratch the soil surface and liberally apply with grass seed! Keep watered until the seeds germinate and new grass is established.

3. Cut back last seasons dead foliage. Transplant any existing shrubs before they leaf out. Trim dead leaves, branches and grasses and use the trimmings to start this years compost heap.

4. Resist the urge to dig your flower beds too soon. If your soil is clumped and doesn't't easily fall apart in your hands, you can damage the soils structure by digging too early. Wait until it's dry before adding compost; but start the weeding now!

5. Repair any broken fences or garden furniture that may have been damaged over winter.
